Plans are progressing for a planning application to be submitted to Breckland Council later this year for a major new sustainable urban extension on land between the northern boundary of Thetford town and the A11. On-going work has been undertaken as part of the Breckland Core Strategy and the emerging Thetford Area Action Plan. Pigeon, a prominent East Anglian property company, is promoting the scheme on behalf of the landowners, the Kilverstone Estate and the Crown Estate.

The development will be a sustainable, residentially led scheme of around 5,000 houses up to 2021, with employment, retail and other mixed uses for the benefit of existing and new residents, while supporting the planned regeneration of the town centre. The draft masterplan has been shaped by numerous comprehensive studies and consultation with Moving Thetford Forward and other groups.

Significant benefits to the town and surrounding area are many. Around 6,000 new permanent jobs will be created as well as thousands of construction jobs. New community, leisure and retail facilities will be developed and at least two new primary schools and a secondary school expansion are planned. There will be new GP and dental services, increased public open space, improved transport services and road junctions, and new affordable housing.

An integrated, sustainable, mixed use development will provide a vibrant place to live and work. Mixed use not only provides long term sustainability benefits but avoids sterile, segregated environments so prevalent recently in Britain.
